How much does an office fitout cost?
This is one of the most frequently asked questions in our 28 years’ experience in office fitout.
However, there is no specific answer – there is no one size fits all or as some would say, how long is a piece of string?
Fitouts are usually grouped into three specifications – basic, mid and high spec.
Calculating costs based on a certain specification tends to be more accurate the larger the project.
However, it does depend on many different elements and factors. In the guide prices below, we would expect the power distribution and mechanical systems such as heating, ventilation, and air conditioning to be in good working order.
In many instances, they are not, and this depends on the age and state of the building which will obviously increase the fitout costs quite considerably.
Some guide budgeting figures are as follows:
BASIC SPEC FITOUT £30 – £45 per ft²
MID SPEC FITOUT £45 – £60 per ft²
HIGH SPEC FITOUT £60 + per ft²
Furniture can also be grouped into basic, mid and high spec costs and once again these costs will depend on so many different elements.
We would suggest the following budgeting figures:
BASIC SPEC FURNITURE £500 – £800 per person
MID SPEC FURNITURE £800- £1,200 per person
HIGH SPEC FURNITURE £1,200 – £1,900 per person
We would always recommend that an initial site visit is a great first step to take to enable a more detailed estimate of your proposed office fitout costs as it would be possible to view the buildings current condition and determine for full requirements for your project.
However, if you have a certain budget allocated for your office fitout, it is very important to share this with the office fitout specialists so they can tailor the specification to suit and endeavour to incorporate all your requirements at the same time. This also saves wasted time going back and forth stripping back the quotation and carving up the design which you have probably already fallen in love with.
